With the amendments to the Law on the procedure for registration in the real estate cadastre and the infrastructure cadastre, which came into effect at the end of 2023, citizens of the Republic of Serbia were enabled to register in the real estate cadastre digitally. This essentially means that citizens can no longer, as before, submit paper applications to the competent cadastre.
In the future, citizens can only submit digital requests, and only with the assistance of professional users – lawyers and surveying organizations. This completely eliminates the possibility for citizens to independently submit any applications to the competent cadastre, and they must hire a lawyer to provide this type of service. This method of submitting requests has its advantages as it ensures a more efficient registration in the real estate cadastre.
There are numerous types of requests that can be submitted, and lawyers, on behalf of and for the benefit of their clients, can submit requests such as: change of the holder of the rights on real estate, registration of other real and obligational rights, pre-registration of a building under construction, request for correction of registration errors in the cadastre, change of land use, registration of a mortgage, deletion of a mortgage, registration of annotations, deletion of annotations, deletion of other real and obligational rights, request for change of legal entity indications, request for change of individual person indications, request for the registration of the personal identification number, change of land use, establishment, modification, and cancellation of a house number, change in the method of use and class category of agricultural land, correction of the type/holder of rights, correction of personal data, correction of data on annotations and other real and obligational rights, and more.
